SBEM Calculations

All new commercial buildings require an energy assessment to be carried out at the “Design” stage and submitted with your building control submission. When your building is complete the building control officer will need confirmation of the “As built” calculations in order to sign off the building. We use Design Builder and Simplified Building Energy Model (SBEM) software to achieve this and can provide solutions to help you comply with building regulations.

SBEM is a software tool used for non domestic buildings in support of the National Calculation Methodology (NCM), the Energy Performance of Buildings Directive (EPBD)

The tool is currently used to determine CO2 emission rates for new buildings in compliance with Part L2A and L2B of the Building Regulations (England and Wales) and equivalent Regulations in Scotland, Northern Ireland, the Republic of Ireland and Jersey. It is also used to generate Energy Performance Certificates for non-domestic buildings on construction and at the point of sale or rent

Without an SBEM assessment, you simply won’t be allowed to start work on site and we recommend that where SBEM assessments are required you get the calculations done before specifying materials and M&E systems. In some cases Local Authorities may require you to go beyond an SBEM with an Energy or BREEAM statement aswell.
